Purchasing a property is likely to be one of the largest investments you will ever make. Prior to entering a legal commitment to purchase, the best way to enable you to minimise any potential risks and to make a properly informed decision, is to have your own independent survey.

If you are arranging a mortgage, your lender will commission a basic survey on their own behalf with only their own interests in mind. Essentially, it is intended simply to satisfy your lender that the property represents suitable security for your proposed loan.

The Homebuyers survey is specifically designed to offer more important and relevant information. The survey report will typically be between 8 and 15 pages, and will comment upon all visible aspects of the property. The Homebuyers Survey is designed for properties that are:

Constructed after 1900

Conventionally constructed

Apparently in reasonable condition

Building Survey

The Building Survey is suitable for all residential properties and provides a full and detailed report of their construction and condition. A Building (formerly known as  Structural) survey is considered important if your proposed property can be described within any of the following categories:

Properties of any age

Dilapidated or requires major renovation

Of non-standard construction

Been extended or extensively altered
