For ultimate protection of your financial interests we are pleased to offer our LetSure insurance scheme to all landlords.

In your interests, we provide a unique rental protection service - LETsure GOLD RENT AND LEGAL PROTECTION - the most comprehensive service available to Landlords. 

This means that Landlords receive the benefit of cover against any possible rent arrears until vacant possession can be obtained. It will also provide you with cover should you incur legal expenses as a result of the Tenant breaching the Tenancy Agreement. At no cost to Landlords we will, on your behalf, have access to legal advice from a Solicitor who specialises in Landlord and Tenant law. This means that if a dispute arises we are able to provide Landlords with the best professional advice to resolve matters at the earliest possible moment. 

LETsure GOLD RENT AND LEGAL PROTECTION is a vital part of our quality property management service providing the highest possible service to fully protect Landlords' interests and minimise any unnecessary financial loss when letting property. This service is only available through selected Managing Agents who are carefully screened for their professionalism and experience. 

THE POLICY COVERS: 
The Landlord for any Loss of Rent following a breach of the Tenancy Agreement by the Tenant until Vacant Possession is obtained. 
The Landlord for Legal Costs and Expenses including Court costs and the advice of a specialist solicitor following a breach of the Tenancy Agreement by the Tenant. 

LIMITS OF INDEMNITY 
The maximum liability under any one Certificate of Insurance is £25,000. 
The maximum liability in respect of rent is 
a) £2,000 per month unless special agreement has been obtained. 
b) 12 monthly payments 

CONDITIONS 
An Insured Incident must arise during the period shown on the Certificate of Insurance. 
The Tenancy Agreement must be in writing and comply with the relevant Legislation. 
The Landlord will be responsible for the Policy Excess as detailed in the Policy Document. 

 

ADDITIONAL INSURANCES

You never know when a disaster may happen. A sudden storm where windows are broken, or, guttering and tiles are blown down. A freezing winter where pipes are frozen, and when the temperature rises pipes burst causing havoc with ceilings, walls and floors. Or, perhaps a lost front door key and you need to gain access. 

These types of emergencies and many others usually occur at the most inconvenient times when call-out and labour charges are at their highest. 
Some emergencies are covered by normal household policies and some are not. However even if the household policy does provide the cover you have added problems such as finding a reputable and skilled tradesman and also whether they are able to attend. Your emergency could happen in the middle of the night or a bank holiday when normal offices are not open.

The LETsure Emergency Repair Service provides Landlords and Tenants with peace of mind throughout the year. 

THE COVER 

The policy covers the cost of call-out charges and two hours labour to a maximum of £100 including VAT, and parts and materials to a maximum of £200 including VAT.

LETsure will also ensure that your emergency repairs are carried out by specially approved contractors who are on call 24 hours a day, 365 days a year. Once insured all you need to do is ring our EMERGENCY HELPLINE at any time on 08705 234935 and you will receive quick, efficient and professional help, whenever you need it. 

As an additional feature, the insurance policy will also cover the reasonable cost (up to a maximum of £250) of overnight accommodation for one night in the event of your home being rendered uninhabitable as a result of the emergency.

LANDLORDS HOUSEHOLD INSURANCE

LETsure Landlords Household Insurance is a comprehensive policy specially designed for landlords letting their residential property either unfurnished, part-furnished or furnished. 

The policy is available for Buildings and/or Contents cover. It is available for houses, bungalows or flats with up to 5 bedrooms where the rebuilding value is between £40,000 and £300,000, and with Contents up to a maximum value of £30,000 for furnished properties. For partly furnished property the buildings policy can be extended to provide cover for limited contents up to a maximum value of £5,000. 

Cover can be arranged on properties throughout the U.K. and Channel Islands including properties where the tenants named on the tenancy agreement claim state benefits. 
LETsure Landlords Household Insurance provides cover, excluding the first £50 of each Contents claim or the first £100 of each Buildings claim, for all the usual risks of damage caused by:- 

In addition LETsure Landlords Household Insurance provides the following extensions: 

BUILDINGS SECTION 
Property Owners Liability Insurance. 
Accidental damage to underground water, gas, sewer and drain pipes, underground electricity and telephone cables extending from the property to the public supply. 
Accidental breakage of all fixed glass including double glazing and fixed sanitary fittings. 
Optional limited Contents cover - the buildings policy can be extended to provide cover for carpets, curtains, interior sunblinds and light fittings and domestic kitchen appliances comprising fridges, freezers, dishwashers washing machines and dryers, cookers and integral microwaves with a replacement value not exceeding £5,000 in total.

CONTENTS SECTION 
Public Liability Insurance. 
Accidental Breakage of mirrors, glass in furniture, or ceramic hobs up to £500. 
Loss of metered water up to £1,000. 
Loss of rent receivable up to 20% of the sum insured where one of the main specified perils renders the property uninhabitable. This extension applies to both the Buildings and the Contents section 

DAMAGE BY TENANTS 
Loss or damage caused by the named tenants which is not recoverable from the security deposit and court actions initiated under a LETsure legal Protection or Rental Protection policy up to a limit of £2,500. 
A LETsure LEGAL QR RENTAL PROTECTION POLICY MUST BE IN FORCE FOR THIS EXTENSION TO APPLY. 
UNOCCUPIED PROPERTIES 
If your property is left unoccupied between tenancies there is no restriction in cover under your LETsure Household policy providing that:- 
the property is inspected at least once every 14 days by you or your agents, 
The water, gas and electricity supplies must be turned off at the mains and the water systems drained unless central heating is maintained and the thermostat set to minimum of 15'C (59'F). 

HOW MUCH DOES IT COST? 
The premium is dependent on the postcode of the property and the number of bedrooms (Contents) or the sum insured for the rebuilding value (Buildings). Quotations can be obtained by contacting Howards

HOW DO I ARRANGE COVER? 
A completed proposal form is required before cover can be granted. Proposal forms can be obtained from Howards. 
Cover can be arranged for Building insurance only, Contents insurance only or both together to suit Landlords requirements. 
Cover is arranged on an annual basis and renewal notices will be sent to the correspondence address provided on the proposal form, or your Agent.
