Residential Property Management - Our Charges

The commission charges of our full management service are as follows:

Unfurnished Properties - 10% of the rent collected + VAT

Partly Furnished Properties - 12.5% of the rent collected + VAT

Fully Furnished Properties - 15% of the rent collected + VAT

In addition to the above, there will be an initial setting up charge of £50 for each new tenancy; this charge is deducted from the first rental income payment.

For those owners wishing to take advantage of our Rent & Legal Protection Insurance, there will be an additional cost of just under 4% of  the rent payable each month. This charge is not subject to VAT, and includes Insurance Premium Tax.

Our Let Only Service

Where owners wish to manage their own property, we can alternatively offer our "Let Only" service, which includes the finding and assessment of the tenant, the provision of the tenancy agreement and notices, and the completion of schedules of fixtures, fittings and condition. We receive payment of the deposit and first months rent, check the tenant into the property advise all the Authorities that the tenancy has commenced.

The cost of this service will be 75% of the first months rent + VAT.

Additional Services

Advertising

If it is mutually agreed to be considered necessary,  individual property-specific advertising will be carried out by ourselves, and will be charged at cost plus VAT with any discounts applicable at the time being allowed.

Inventories

Our Commission Charges for partly furnished and fully furnished properties include the completion of an inventory to form part of the tenancy agreement. 

When not managing a property, we can prepare an inventory of contents, fixtures, and fittings for any Landlord at a cost of £75 plus VAT.

Annual Statement of Account

We are able to provide an annual summarised statement of account, covering any particular period or Tax Year if requested. The cost of this service will be £25.00 plus VAT.

Rent Review

At your request, we can carry out a rent review on any property let on an Assured Shorthold Tenancy, a tenancy subject to Rent Registration, or any other tenancy for which the Agreement permits a review of the rent payable. The cost of carrying out a rent review will be between £30 - £100 plus VAT.

Major Repair Works

One of our surveying staff can supervise and monitor any major repair work to be carried out on your behalf. A quotation of our charges for this service can be supplied on request.

Other Services

Any other services or duties supplied by ourselves will be charged at our national hourly rate of £50.00 per hour.

We reserve the right to vary or amend the above rates from time to time.
